It's my pleasure to introduce you to the Rose Garden neighborhood. I've lived and worked here for over 20 years and never regretted the choice. In fact, with time I have come to appreciate being here more and more.
Introducing newcomers and sharing my knowledge and love for the Rose Garden is always exciting. Rose Garden neighbors are friendly and many walk our beautiful streets regularly. It's easy to meet locals on a stroll, at the Park, the Library, the Farmer's Market, or at Zanotto's and become part of a lively community. Some streets have block parties, too.

What is the appeal for the area, you ask. Ranking very high is the sense of community and neighborly atmosphere. Additionally, Rose Garden residents easily run through a list of reasons why they love it here.
The neighborhood offers a variety of unique architectural styles and the size of homes largely varies. One can find original two bedroom one bathroom Craftsman bungalows as well as impressive executive mansions and anything in between. On prestigious University Avenue and other streets with large lots many homes sell in the high two to three million dollar range with some estates demanding well over four million. Residents enjoy convenient access to major local commute routes and transportation facilities making the location even more attractive for busy families, professionals, and individuals.
Neighborhood attractions include the Municipal Rose Garden, the Egyptian Museum & Planetarium, the Rose Garden Library. The local schools art magnets - Trace Elementary, Hoover Middle, and Lincoln High. Also nearby is some of the finest shopping, dining and entertainment Silicon Valley has to offer at Santana Row, Valley Fair, and Downtown San Jose.
Influx from the Northern Peninsula
Our community continues to be highly sought-after. Increasingly, buyers previously focused on the peninsula are looking further south. We are already seeing an impressive boost based on the excitement for San Jose's downtown expansion in the Diridon transit area, with Google’s plans, and the many commercial and residential projects underway downtown. San Jose is a hot market, and our neighborhood with its central location is benefiting.
Remote work arrangements or blended onsite and remote models are expected to become mainstream for the modern work force. As a result, reduced commute requirements allow people to live further away from work. That in turn has fueled and continues to fuel demand for homes outside of the most expensive and competitive mid-peninsula communities. The San Jose Rose Garden area as other South Bay communities have benefited from this development and should see ongoing real estate demand in years to come.

Downsizing or Moving and Looking to Sell?
Perhaps the time is right in 2023 for some of the Rose Garden home owners who plan to move or reinvest. As mentioned above, the boom in downtown San Jose is adding cachet and desirability to our area. We have chronically low inventory for years, and lastly, for some owners the new tax law will make it attractive to relocate away from Silicon Valley. While rising interest rates gave buyers an initial pass, at the end of the year the numbers show property values have held up in comparison to the previous year. Rates are still historically low. Here goes the saying: "Marry the house, but date the rate". Lock in a property now and refinance when the cost of money drops.
